Standard Operating Procedures for Prospective Homebuyers

Pursuant to New York State law, Wize hereby discloses the following procedures that may apply to prospective homebuyers and renters.

Identification

Prospective homebuyers may be required to show valid government-issued photo identification prior to property showings. This requirement is applied uniformly and without discrimination.

Proof of Funds or Pre-Approval

Prospective homebuyers may be required to provide proof of funds or a mortgage pre-approval letter from a licensed lender prior to scheduled showings. This requirement is applied uniformly to all prospective purchasers.

Representation Agreements

Wize and its representatives do not require exclusive buyer representation agreements as a condition to viewing properties, unless otherwise mutually agreed upon in writing between all parties.

Variations in Procedures

Procedures may vary depending on a number of factors, including:

  • Seller or landlord requirements
  • Building or co-op board policies
  • Safety and security protocols
  • Current market conditions
  • Co-op or condominium board requirements

Non-Discrimination

All procedures are applied uniformly and without discrimination in accordance with federal, New York State, and New York City fair housing laws.
